
CARETAKER
Summary:
The church Caretaker is responsible for the security of the buildings, routine cleaning, minor maintenance, set-up and takedown of seating/tables for each church function, grounds maintenance, and arrangements with outside services and contractors. The Caretaker will work in close cooperation with the Office Administrator and other staff.
Experience and Qualifications:

2-3 years experience in janitorial or property maintenance or equivalent responsibilities.

Able to shovel snow and garden, operate equipment for cleaning, lawn mowing, and snow blowing.

A mechanical aptitude and ability to troubleshoot problems and make minor repairs to equipment, buildings, furniture, and plumbing.

Able to work independently as well as being part of a team with other volunteer help in maintaining the property and assisting in special projects.

Able to follow oral and written instructions.

Exhibit effective communication with other church groups and staff in an objective and cooperative manner regarding special requests and non-routine tasks.

Exhibit a cooperative attitude in resolving conflicts in a constructive and rational way.

Strength and manual dexterity. Punctual.

Knowledge of operation of an institutional type hot water boiler system would be an asset.

Be in sympathy with the aims and objectives of the church.
Responsibilities:

All areas of the church and adjoining Kingsway House to be serviced according to a schedule, which may be reviewed and adjusted from time to time. This includes vacuuming, cleaning and waxing of floors, cleaning of toilets and washbasins, dusting, replenishing consumable supplies such as paper towels and cleaning supplies. The Caretaker Duties Checklist document lists specifics. In addition to it, the nature of the job is such that there may be new requirements arise that have to be dealt with.

Minor maintenance such as replacing of light bulbs, replacing leaking faucet washers, tightening railings and hinges, patching drywall, painting, caulking, oiling moving parts, winterizing gasoline motors, etc. shall be done on an ‘as required’ basis.

Scheduled functions require specific set-up of facilities such as chairs, tables, meeting rooms etc. The caretaker is responsible to ensure that all pre-specified facilities are available in a timely manner. Similarly, the take-down of these facilities is the responsibility of the Caretaker, however, in most cases, the group using the facilities will cooperate by stacking chairs and tables if they are not required for the next use of the facility.

The grounds are to be maintained to ensure a tidy and safe exterior. This includes the cutting and trimming of grass, watering flower beds and grass, and the prompt removal of snow, applying sand/de-icer to icy steps and sidewalk etc.

Key equipment, such as the boiler, elevator, fire and security alarms, require outside professional service. The Caretaker is responsible for liaison with these service companies for scheduled inspection and any emergency service.

The Caretaker must ensure the security of the facilities at all times.

The Caretaker will arrange coverage for preparation and cleanup activities for all funerals, wedding rehearsals and ceremonies, and other special events.
Reporting:
The incumbent will report to the Chair of the Facilities and Administration ministry team, but will be required to work independently without daily direction.
Hours:
A total of 40 hours/week including Sunday, but a willingness to be flexible is required to cover special events such as funerals or snowfalls. An exact schedule including the 2 days off is to be mutually agreed in writing, but because of events that are not regularly scheduled, some time will often have to be shifted to ensure the facilities are set up and clean for these events. The critical requirement is always that the facilities are ready for all scheduled functions and your work times must be adjusted on your own initiative to ensure this happens.
